Interest rates quoted are based on a 30-day lock and for purchase transactions with a credit score of 680 and 80% LTV. Rates for borrowers with credit scores below will be higher. Actual APR will depend on your credit score, interest rate and program selected. Interest rates on refinance transactions will be higher.

## Convertible loan is a 30-year with a one-time conversion to a market adjusted fixed rate after the initial period with a 3% cap in the rate adjustment. Rate will adjust to the FNMA 30-day net yield plus a margin. The margin on an 80% LTV loan is .375% loans over 80% have a higher margin. Loan amounts can be up to $1,500,000 but interest rates are higher based loan amounts over $550,000.

VA loan includes 2% Discount points which could be paid by the seller reducing the amount of funds needed to close. Actual amount of funds to close can be affected by VA Eligibility.
